A property review carries disproportionate weight because the purchase does. Someone choosing an agent reads reviews the way they would read a reference, and they read them carefully. The moment to ask is when the keys change hands — genuine relief, genuine gratitude, and a client who will never be more pleased with you than right then. Two weeks later they are unpacking and you are a name in their email.

“What about the vendors who didn't get their price?”

Ask them anyway, and brace for it. The temptation in property is to ask only the happy clients, which is both against Google's policies and obvious to anyone reading your profile — a wall of flawless five-stars reads as bought. A handful of measured three and four-star reviews answered well makes the rest credible. Agents with a perfect record and forty reviews are trusted less than agents with 4.6 and two hundred.

What to actually say

At handover, with the keys: “If you'd be happy to say something about how it went, tap this — it genuinely makes a difference to us.”

Never ask for a five-star review or offer anything in return — it breaches Google's policies and the Australian Consumer Law. Ask for a review, not a rating.
